Plans for the development initially proposed for the Port Road site

A prime residential development site in the heart of Killarney, with planning permission grated for 224 new homes, has been placed on the market.

The 15.3 acre site on Port Road – directly opposite Killarney National Park and at the edge of town – has approval from An Bord Pleanála for 224 new homes consisting of a mix of houses, duplexes and apartments.

The planning process was protracted due to concerns about the lesser horseshoe bat but the green light was eventually given in November 2024 with the development taking in the townlands of Coolgrean, Inch, Knockreer, Ardnaweely and Derreen.

The development for which planning permission had been granted to Portal Asset Holdings Ltd

Savills Ireland’s Cork office is handling the sale on behalf of Portal Asset Holdings Ltd and, it is understood, the price tag will be in the region of €9.5 million.

Planning permission for the large-scale development made provision for 76 houses and 148 apartments.

Approval was also given for a two-storey crèche, landscaping, road improvements, pedestrian and cycleways and associated site development works.

The plans approved featured eight two-bed and 23 three-bed townhouses, 10 three-storey semi-detached units and 30 four-bedroom semi-detached units.

In 2022 An Bórd Pleanála refused a strategic housing development application made by the same company, on the same site, for 228 residential units, due to potential impacts on the lesser horseshoe bat.
